A deck is structural work, so we price it on safety and responsibility rather than square footage. Posts, footings, ledger connections and railing anchors are the parts that matter and the parts nobody photographs.

At the estimate we'll show you which of what you're looking at is structural and which is cosmetic — those are very different numbers, and a lot of decks only need one of them.

Rot is the usual surprise. If we open something up and find it, you see a photo before we touch anything.

Proudly serving Palatine and the NW suburbs: Arlington Heights, Hoffman Estates, Schaumburg, Prospect Heights, Mount Prospect, Barrington, Des Plaines, Wheeling, Buffalo Grove, Rolling Meadows, Elgin and Vernon Hills.

Decks & Exterior — How Pricing Works

Deck work is structural work. We price based on safety, responsibility, and code-compliant construction.

What’s included (labor)

  • Demolition + haul-away (if included in scope)
  • Footings/posts/framing (new or repair)
  • Decking installation + picture frame/details (as quoted)
  • Stairs and railings (as quoted)
  • Hardware, anchors, structural connectors
  • Clean-up + walkthrough

What typically affects the final price

  • Deck size, height, and access
  • Framing condition and required repairs
  • Stairs count, landings, railing style
  • Composite vs treated lumber (labor complexity)
  • Permit/inspection requirements
  • Rot damage discovered during demo

Materials are not included by default (decking, rail systems, hardware varies).

If permits or inspections are required, we coordinate the process and align scope to local requirements.

Every deck is different, so we don’t quote from a list. We come out for a free on-site visit, then send a written scope line by line — labor, what you buy yourself, and the schedule — with one firm number.

FAQ

Do you do small repairs?

Yes. Repairs are evaluated case-by-case based on access and safety. We’ll propose a clear scope and solution.

Do you offer free estimates?

Yes. After a walkthrough we provide a clear scope and proposal.

Repair or replace?

Depends on the frame, not on how the boards look. If the posts, footings and framing are sound, new decking on top of them is a fraction of a rebuild. If they aren't, we'll tell you — replacing boards over bad framing is the most expensive way to postpone a rebuild.

Do you pull permits?

When they're required, yes — we coordinate permits and inspections and keep the scope aligned with local requirements. Requirements differ village to village here.

When should I call about a deck?

February or March. Deck season in the NW suburbs runs March to June and it fills up from the front.

He was quick to respond to our request to replace the deck, installing light fixture, painting, repairing door frames etc. His charge is also very reasonable.
